Our History
SIRE Capital Partners is an expansion and rebrand of SIRE Properties, a UK asset management and brokerage firm established in 2015.
SIRE stands for Secure Income Real Estate. We define secure income to be investments with a low likelihood of default on contractually agreed rents, and a low likelihood of future unexpected capital expenditure. Our goal is to identify assets that meet these criteria via our data-driven, top-down sector selection process, combined with rigourous bottom-up analysis.
Over the last decade we have built up a portfolio of over 40 healthcare assets, which we actively manage on behalf of a range of HNW investors. As a data-driven organsiation, we currently focus on healthcare due to the growing need for quality outcomes which are not being met.
The Team
Sam Faulkner joined the firm as a Principal alongside Patrick Ryan who co-founded SIRE Properties in 2015. The two Principals bring a range of experience working across asset management, portfolio management, debt capital markets, and investment consultancy.
Patrick Ryan, Principal
Patrick Ryan is a Principal at SIRE Capital Partners and co-founded the firm. Patrick’s early career started in asset management with Goldman Sachs and Merrill Lynch. In 2004, Patrick co-founded a property focused private equity business based in London. This business focused on providing developers with mezzanine lending and equity finance for residential developments. Patrick spent the next 6 years involved in funding, appraising, and managing real estate transactions in the UK.
In 2010, Patrick then went on to use these skills in the dental property market where he headed up Dental Property Investments, a role he held for 5 years.
Patrick then broadened this focus and became Managing Director of SIRE Properties and headed up operations in the UK. During that time, he expanded the firm’s services to include brokerage and placement agency.
He now brings that growth ambition to SIRE Capital Partners.
Patrick has a Bachelor’s degree in History and Economics from the University of Otago.
Sam Faulkner , CFA, Principal
Sam Faulkner is a Principal at Sire Capital Partners and co-founded the firm alongside Patrick Ryan. Sam has over 12 years of experience working in investment management and financial services. Prior to joining SIRE Capital Partners, Sam was a Global Portfolio Manager with CBRE Investment Management in London. While at CBRE IM Sam managed over USD 2bn of assets across several global separate account mandates. He was responsible for portfolio construction, performance, strategy, and management of real estate transactions.
Sam is originally from Auckland, New Zealand and began his career with the global multi-asset and investment consultancy firm Russell Investments. At Russell Sam worked in the fiduciary management team and researched major institutional NZ & Australian active equity fund managers.
Sam has a Bachelors degree in both Law (LLB) and Science (BSc, Applied Mathematics) from the University of Auckland. He is part-qualified as an Actuary, a registered Barrister and Solicitor of the High Court of New Zealand and a CFA® charterholder.
